Dubai Creek Harbour Asking Rents: Bedrooms, Space and Location
Read a dated apartment sample while keeping Creek Beach and the island locations distinct.
Creek Harbour searches can combine homes with different layouts, pockets and outlooks. A transparent snapshot helps you form a budget without pretending those differences disappear in an average.
Define the area and apartment sample
Keep Creek Beach and Creek Island identifiable
Property Finder uses “Dubai Creek Harbour (The Lagoons)” for the wider search. We captured its visible annual apartment results on 7 October 2026 and retained the building and pocket wording. Creek Beach records can be identified where that name is explicit; records without a confirmed pocket remain in the wider sample rather than being assigned by guesswork.
Require stated annual rent, bedrooms and area
The main table includes apartment records with annual price, bedroom count and square footage available. Short-stay and non-apartment offers do not belong in this comparison. Repeated URLs and possible duplicates with matching building, beds, rent and area were screened. The first-page convenience sample is not a full market survey or independently verified inventory.
Read the bedroom and size information together
Counts and ranges show how much evidence sits behind the median
The table shows annual AED asking rents, retained record count, median and observed range. There was no studio record in this capture; no studio rent has been inferred. A larger n improves the description of this sample but does not remove the bias of default ordering or promoted listings.
| Bedrooms | Listing records (n) | Median AED/year | Observed range AED/year |
|---|---|---|---|
| Studio | 0 | Not available | Not available |
| 1 bedroom | 9 | 95,000 | 80,000–120,000 |
| 2 bedrooms | 11 | 135,000 | 115,000–170,000 |
| 3 bedrooms | 7 | 260,000 | 170,000–390,000 |
Compare actual square footage instead of filling blanks
For example, a Moor at Creek Beach Building 4 one-bedroom record stated AED 80,000 and 730 sq ft; a Palace Residence North one-bedroom record stated AED 120,000 and 642 sq ft. These are distinct offers with additional differences to investigate. Area alone cannot explain the price, and a missing measurement should stay missing.
Keep the building conditions beside the number
Record the claimed view, furnishing and tower
Note waterfront, skyline or park outlook only when stated, and verify it in person. Record the furniture inventory and exact building. A listing photograph can help frame questions but cannot establish the floor or an unobstructed permanent view. Use the tower and layout comparison to take the sample into a shortlist.
Separate cheque terms, cooling and parking from rent
Ask how often rent is payable and whether cooling, a parking space or other services are included. If no terms are stated, leave them as questions. Do not turn the portal’s payment illustration into a confirmed landlord agreement.
Recheck the specific home before booking
Confirm the tower, layout, available date and current offer
A dated snapshot is useful for deciding what to investigate; it cannot confirm that a unit remains vacant. Send the agent your requirements and ask whether they can group suitable apartments in the same visit. The Creek Harbour daily-life guide helps compare the routes beyond the apartment itself.
Keep the source record and exclusions accessible
The figures describe Property Finder asking-price records captured on 7 October 2026. Download the listing record for URLs and retained fields. We did not infer missing areas or present these figures as completed lease prices. Re-run the comparison when your move date or housing requirements change.
Official requirements, provider terms and market conventions are identified separately. Confirm the terms that apply to your household before committing.
