Plan a Dubai Rental Viewing Day Without Crossing the City Repeatedly
Group appointments by real routes, confirm access and compare each home using the same checklist.
An efficient viewing day is not the one with the most appointments. It is the one that gives you enough time to inspect realistic candidates and understand the neighbourhood between them.
Build the day around districts and daily destinations

Use a route planner with your actual departure point and appointment times. Nearby districts can still involve slow junctions, one-way roads or parking detours. Leave space between viewings for security and lifts. Confirm the final order with the agents, rather than assuming a short straight-line distance makes two appointments interchangeable.
Include a trial journey to work or school
Make the office entrance or school gate a stop in the itinerary when practical. Check the route at the relevant weekday hour, including drop-off, transfers and walking. A viewing trip can show you both a nice apartment and an unsuitable daily journey; record both findings.
Confirm the appointment before leaving
Get the exact building, named contact and access instructions
Ask whether the unit remains available, who has the keys, where to meet and whether security needs identification. Save a number to call if you are delayed. Reconfirm when a booking has been made well in advance; a portal listing alone is not an appointment.
Ask about rent, furniture, payment terms and fees
For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.
If the costs feel unclear, WhatsApp or call the agent before the viewing: “For this exact apartment, what is the total payable before I receive the keys? Please separate the first rent payment, security deposit, agency fee and VAT, registration, utilities and building charges.” A professional agent should explain their charges clearly and identify any provider amount still awaiting confirmation. Ask for the breakdown in writing after a call.
Confirm how long you can spend inside, the furniture included and the number of rent payments. Use the pre-viewing questions before committing travel time to a home that is outside your total budget.
Compare every unit on the same basis
Inspect layout, cooling, water, noise and shared facilities
With permission, operate basic equipment and take dated photographs of issues. Look at storage, daylight, lift waits, parking and the condition of the pool or gym. Use the same checklist for each home so the last apartment does not win simply because it is freshest in your memory.
Record the route to groceries and transport
Walk to the shop, pharmacy or stop you would actually use. Note its name, entrance, opening status and travel time. Add the time spent getting in and out of the tower. These small observations can decide between otherwise similar apartments.
Follow up on the strongest candidates
Request a written unit-specific quote and contract terms
Ask for annual rent, instalment dates, deposits, commission and VAT, utilities, repair responsibilities and the handover date. Keep the response beside the listing and your photos. Our upfront rental budget helps organise the cash required before keys are released.
Resolve authority and refund terms before a reservation
A busy market is not a reason to skip the landlord, contract or payment checks. Confirm ownership or representative authority, the recipient and reservation refund rules before sending money. If there is a deadline, ask what is being held and until when, then decide with the paperwork in front of you.
