Dubai property buying costs: what to budget.

A property purchase has costs beyond the agreed property price. Start with the sale registration charges published by Dubai Land Department (DLD), then confirm the transaction-specific charges in your sale documents.

DLD sale registration fee

DLD lists a registration fee of 2% for the buyer and 2% for the seller. The sale agreement records how the parties will pay the charges for the transaction. Check the signed agreement before budgeting your share.

Other charges listed by DLD

The DLD service page also lists fixed registration charges. The applicable items depend on the property and transaction channel.

  • Title deed: AED 250
  • Unified map: AED 225
  • Apartment or villa map: AED 250
  • Knowledge and innovation fees: AED 10 each
  • Real estate registration trustee service: AED 4,000 plus VAT for sale value of AED 500,000 or more; AED 2,000 plus VAT below AED 500,000

DLD publishes the applicable service items and fees on its property sale registration page . Ask for the transaction payment statement before completing the transfer.
