Dubai Silicon Oasis (DSO) is a district in eastern Dubai, along the Dubai–Al Ain Road (E66), near the intersection with Emirates Road (E611). It combines residential communities, daily services and a technology-focused business area. DSO suits people comparing homes or setting up a business more than visitors looking for a cluster of tourist attractions.

Looking for Silicon Oasis on the map? Dubai Silicon Oasis sits in eastern Dubai, around the E66 Dubai–Al Ain Road and the E611 Emirates Road. It is a lived-in district with homes, shops and workplaces, as well as the Dtec startup campus. If you are deciding whether to live or work here, begin with the exact building and your usual route; the rest of this guide covers services, business support and future plans.

Who should consider living or working in DSO?

Dubai Silicon Oasis (DSO) is worth exploring if you are considering a home in Dubai, already live in the city and are comparing neighbourhoods, or are looking for a base for a technology business. It is not only a visitor attraction: its appeal depends on how its homes, workplaces, services and road connections fit your ordinary week.

If you are home-hunting, compare the specific building and unit, nearby daily services and the route you would use at your usual commute time. If you are a founder, distinguish the wider economic-zone setup from Dtec's workspace and startup support, and check the current terms for the option you need. For a first visit, use an exact destination such as Digital Park, Silicon Central or a shortlisted building rather than the general DSO map pin.

The guide below keeps the existing detail on DSO's history, employers, startup resources, residential projects, retail, road access and announced expansion plans. Treat operating places and current routes separately from future projects and the planned Metro connection.

Dubai Silicon Oasis: from a technology zone to a place to live

Dubai Silicon Oasis, usually called DSO, combines a technology-focused economic zone with an established residential community. That combination is its defining feature. Offices, homes and everyday services belong to the same wider district, rather than the area being only a business park or only a collection of apartment buildings.

DSO's official history identifies Law No. 16 of 2005 as its establishing legislation. Over the following two decades, the district developed a mix of startups, international companies and residential neighbourhoods. Its next chapter builds on that base: more space for research and business, new housing and a future Metro connection.

For someone considering a move, a company base or a property purchase, DSO is best understood through those three parts together: employment, everyday life and connectivity. A new building is only one piece of the story.

DIEZ, Dtec and Oraseya: who does what?

The names can sound interchangeable, but they describe different parts of the business environment.

DIEZ: the wider economic-zone authority

DIEZ means Dubai Integrated Economic Zones Authority. Established in 2021, it brings together Dubai Airport Freezone, Dubai Silicon Oasis and Dubai CommerCity. DSO is therefore one member of a broader economic-zone organisation, not another name for DIEZ itself.

That relationship helps explain why DSO's development is discussed alongside Dubai's wider economic ambitions. The area is part of an institutional effort to bring companies, investment and specialist activity into the city.

Dtec: a working environment for founders

Dtec is the Dubai Technology Entrepreneur Campus. It provides workspace and startup support, with locations at Technohub 1 and Dubai Digital Park's A5 building. Its offering includes company-setup support, desks, offices, events and programmes designed around building a business.

The useful distinction is between being near other founders and simply renting an office. Dtec offers an environment where meetings, events and working space can form part of the same routine. Its current FAQ also describes short-term coworking options without requiring a company to be established there.

Oraseya Capital: investment, not another office building

Oraseya Capital is DIEZ's venture-capital arm. Its AED500 million fund was announced in November 2023 to support technology startups from pre-seed through Series B. It adds an investment dimension to the local startup environment, alongside programmes such as Sandbox.

For a founder, these are complementary resources: workspace, support and potential investment. They are not the same transaction. A desk or business licence does not itself mean a company has been selected for funding.

Dubai Digital Park: the business district you can see today

Dubai Digital Park is a physical district within DSO, rather than a separate authority or investment fund. Its mix of office space, hospitality and supporting uses gives the technology story a recognisable place. Dtec's A5 location is part of that setting.

It is a useful first stop for understanding DSO beyond apartment listings. The buildings and public spaces show how work and daily activity are intended to fit together. For a business visitor, it also provides a more precise destination than entering “Silicon Oasis” into a map and arriving somewhere else in the community.

Digital Park and District IO should not be confused. Digital Park is part of the existing area; District IO is a newly announced expansion programme.

Porsche: an established corporate presence

Porsche Middle East and Africa moved its regional headquarters to Dubai Silicon Oasis in 2010. Porsche's own location page confirms that its office and regional training centre operate there.

That is a useful example of DSO's business base extending beyond early-stage technology companies. Regional management and training operations are part of the district too. It also makes the Porsche connection more substantial than a brand name appearing in a property advertisement.

This is a corporate location, not a claim that the headquarters is a public visitor attraction. Porsche's DRVN venue on Bluewaters and the Icons of Porsche festival in Dubai Design District are different locations.

District IO and Block 14: the next development phase

The official name is District IO, not District 10. In January 2026, Dubai announced AED12.8 billion of DSO expansion projects: AED11 billion for District IO and AED1.8 billion for the first phase of Block 14.

District IO is planned around offices, research laboratories and supporting facilities. Its first phase was scheduled to begin in 2026 and its second in 2027. Target sectors include robotics, smart mobility, artificial intelligence and quantum computing.

Block 14 adds a residential and lifestyle district near DSO's planned Blue Line station. The announced completion target is 2029. Together, the two projects connect business expansion with housing and transport. These dates describe the announced programme, not independently verified construction progress.

The Metro Blue Line changes the connectivity story

The Dubai Metro Blue Line is planned to serve Silicon Oasis, with operations targeted for 9 September 2029. RTA describes a 30 km line with 14 stations, bringing DSO into the wider rail network.

For residents and employers, the significance is another way to make everyday journeys. A place that can be reached by rail becomes an option for people whose routines do not revolve around driving. That is the practical reason to pay attention, rather than treating a Metro announcement as an automatic promise of investment returns.

Until the line opens, present-day travel arrangements still matter. The distance from an individual building to a future station, the pedestrian route and the eventual service pattern will determine how convenient it feels in practice.

DSO property: established buildings and a new wave of apartments

DSO's residential story includes existing villa communities as well as apartment buildings. The projects below are an apartment-focused selection, spanning completed homes and newer developments. The comparison is between specific buildings and units, not just developer logos.

Altia One: Y A S Developers

Developer: Y A S Developers. Status: described as completed by the developer. Altia One belongs in the discussion as an existing DSO project. Y A S Developers now refers to its completion in its company profile, which is more useful than relying on an older brochure's anticipated handover date.

For someone considering a finished home, the advantage is the ability to assess the actual building and available unit. Y A S Developers' Casa Altia is a different project in Al Furjan and should not be grouped into DSO.

The Hillgate: Ellington Properties

Developer: Ellington Properties. Type: apartments and duplexes. The Hillgate is Ellington's first residential development in DSO. The developer's published configuration includes studios, one-, two- and three-bedroom apartments, plus larger duplex options.

The range is useful for readers who assume new DSO launches are only compact investment units. The Hillgate brings different household sizes into the comparison. Its layouts and communal facilities are more informative than a generic description of “luxury”; the selected unit and current construction update deserve attention together.

Oasiz, Oasiz 2 and Timez: Danube Properties

Developer: Danube Properties. Type: apartment developments. Danube's DSO presence includes Oasiz, Oasiz 2 and Timez. Its official launch history places Oasiz in September 2024, Oasiz 2 in October 2024 and Timez in February 2025.

Timez is marketed around furnished homes and adaptable layouts, with the official project page listing an anticipated completion in the second quarter of 2028. The three names should remain separate in a shortlist: a launch date, layout or payment arrangement for one project does not automatically apply to the others.

Binghatti: part of DSO's existing residential fabric

Developer: Binghatti. Example: completed Binghatti Point. Binghatti is not simply a new entrant to the area. Its published corporate project record includes several DSO buildings, including Pearls, Views, Stars, Crystals and Point.

Binghatti's own Point page confirms that the project is completed. It provides a useful counterpoint to off-plan brochures: an existing building can be considered on its present condition, location and available homes. Different Binghatti projects have different layouts and histories, so the brand name alone is not a building comparison.

Silicon Central: why everyday convenience belongs in the story

Silicon Central is managed by Line Investments & Property, the retail development and management division of LuLu Group International. The mall houses a LuLu Hypermarket. Its architectural concept takes inspiration from an oasis and pebble-like forms, giving it a distinct appearance within the neighbourhood.

For residents, the significance is more ordinary and more important: groceries, meals and errands can be combined close to home. A community is not made liveable by offices and launch announcements alone. Places that support a normal weekday help turn a residential address into a convenient base.

Silicon Central therefore belongs beside Dtec and the new housing projects in an area guide. One helps explain the workday, another the homes, and the mall helps explain the routine between them.

Getting to DSO from Downtown Dubai

Allow approximately 20–25 minutes by car from Downtown Dubai in lighter traffic. Rush-hour congestion and the exact starting point and destination can make the journey longer; this is a planning estimate, not a live journey time.

Dubai–Al Ain Road (E66) is a key approach, while Sheikh Mohammed Bin Zayed Road (E311) runs alongside DSO. The connecting roads and exit depend on whether you are heading to Digital Park, Silicon Central or a residential building. E311 is different from Sheikh Zayed Road (E11). Enter the specific destination rather than just the district name.

What to watch next

DSO's next chapter is the combination of business expansion, new homes and better connections. District IO and Block 14 set out a larger development ambition. The Blue Line adds a transport milestone. Meanwhile, Dtec, Porsche, Digital Park and Silicon Central explain why the district already functions as more than a future plan.

A useful visit connects those pieces: time around Digital Park, a look at the residential streets relevant to your shortlist and a stop at Silicon Central. For anyone considering living or working here, the central question is simple: how well does this part of Dubai fit your daily routine today, and which announced changes would genuinely improve it?
