Compare Downtown Rents by Bedrooms, Furniture and Building

Make the differences in each offer visible before choosing a viewing budget.

Once Downtown fits your commute, narrow the comparison to homes that could genuinely substitute for one another. Similar bedroom labels alone are not enough.

Separate bedroom groups before comparing furniture

Keep studios and one-, two- and three-bedroom homes apart

The dated Downtown rent snapshot supplies the count and range for each observed bedroom group. Start there, then line up area and layout. An extra bathroom, a closed kitchen or more usable storage may matter more to your household than an area-wide average. Keep an empty group empty rather than manufacture a price.

Only compare furnished and unfurnished samples when labels are explicit

Record “furnished”, “unfurnished” or “not stated” from each advertisement or written agent confirmation. Furniture visible in a photograph may be a staging choice. Ask what remains, its condition and whether appliances are included. A handful of mixed towers is not enough to attribute a rent difference to furnishing alone.

Build a unit-by-unit comparison

Record tower, size, view, parking, cooling and cheques

Use one row per offer with its URL and date. Act One, Burj Vista, The Residences and 8 Boulevard Walk are examples appearing in our captured listings, not interchangeable building specifications. Leave parking, cooling and cheque fields unknown until confirmed for the exact unit. Do not assume a building-wide arrangement from a neighbouring listing.

Compare close matches before explaining a difference

Prefer similar bedrooms, area and lease periods, then examine furniture and condition. Two 8 Boulevard Walk one-bedroom records in the snapshot both stated 936 sq ft but asked AED 95,000 and AED 110,000. That difference invites questions about the actual units; it does not prove an upgrade has a fixed value or that the records cannot overlap.

Turn the comparison into a realistic shortlist

Choose a range for viewings rather than one target number

Consider the observed range, your non-negotiable requirements and the full cost of each home. List which extra feature justifies a higher price for you. For a furnished apartment, compare the included inventory with the cost and effort of furnishing an equivalent unfurnished home; do not treat every furnished package as the same product.

Reconfirm availability and the initial cash requirement

For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.

If the costs feel unclear, WhatsApp or call the agent before the viewing: “For this exact apartment, what is the total payable before I receive the keys? Please separate the first rent payment, security deposit, agency fee and VAT, registration, utilities and building charges.” A professional agent should explain their charges clearly and identify any provider amount still awaiting confirmation. Ask for the breakdown in writing after a call.

Confirm the lease start, cooling, cheque dates and whether the online advertisement is current. Keep the final offer beside your comparison sheet. Once the shortlist is credible, use the apartment viewing questions to check whether the advertised differences are actually present.
