Downtown Dubai Asking Rents: Bedrooms, Space and a Dated Sample

A small listing snapshot with counts and ranges, plus the unit conditions behind the numbers.

Downtown contains very different apartment types. A bedroom count is a useful first filter, but size, building and the distinction between a residential lease and a serviced stay need to remain visible.

Set the Downtown boundary and lease type

Use the portal’s Downtown Dubai location and annual apartments

We captured visible Property Finder results on 7 October 2026 using “Downtown Dubai”, apartment rentals and annual advertised prices. The first-page sample uses the default result order and is not representative of every listing. Business Bay and DIFC were not added simply because they are convenient to Downtown.

Separate serviced stays and bundled offers

Identifiable hotel, serviced and all-bills-inclusive offers were excluded conservatively, along with repeated URLs and possible duplicates sharing building, beds, rent and area. A branded residence is not automatically a hotel stay; confirm the exact tenancy terms. The retained sample is a set of adverts, not a verified count of distinct homes.

Compare bedrooms and size without inventing missing data

Read the count beside the median and range

The table records annual asking rent, retained n, median and minimum–maximum. No studio passed into this captured sample, so there is no studio estimate. The three-bedroom group is small and should be treated as illustrative. A missing group says something about the capture, not about the existence of apartments in Downtown.

Use rent per square foot as a secondary comparison

Only divide when both annual rent and area are actually stated. An Act One one-bedroom listing showed AED 115,000 and 801 sq ft; a Reehan 4 example showed AED 110,000 and 938 sq ft. Layout, balcony area and building condition still matter. A lower ratio does not establish a better home for your household.

Keep the tower and view in the evidence

Record Burj Khalifa or fountain views as advertised claims

Note the named tower, furniture, floor and view when the advert states them. Check the actual outlook during the viewing; a title claiming a landmark view does not establish an unobstructed view from every room. Differences between a few listings do not isolate the monetary value of a view.

Confirm parking, shared facilities and cooling treatment

Ask whether the parking bay, pool and gym are included and usable. Record who pays cooling and whether capacity charges are separate. If an advert does not say, mark the item for confirmation instead of borrowing another tower’s arrangement.

Use the sample to choose viewings

Reconfirm the unit, start date and written terms

The source is Property Finder’s first-page annual apartment results, captured 7 October 2026. The downloadable record includes retained rows and screened exclusions. Sample composition, promotion and possible remaining duplicates limit what can be inferred; these are asking prices, not registered tenancies.
