Compare DSO Rentals: Apartment Type, Bedrooms and the Full Housing Cost

Keep villas, townhouses, furniture and missing contract details out of misleading averages.

The right DSO comparison starts by separating the kinds of home you would actually consider. A district-wide price that mixes apartments and villas will not answer a one-bedroom apartment search.

Split the housing types first

Apartments, townhouses and villas need separate comparisons

Create separate groups for each type, then record bedrooms, area and annual rent. DSO’s villa communities deserve consideration for a family needing space, but their figures should not raise an apartment “average”. If the advertised type is unclear, ask the agent before placing the home into a group.

Do not treat missing furniture information as unfurnished

Use explicit furnishing statements or written confirmation. Record what appliances and furniture remain, as well as condition. A newly photographed empty room or a staged living room can mislead. Compare furnished and unfurnished groups only when you have enough close matches to say something useful.

Build a consistent record for each offer

Save bedrooms, area, building, annual rent and cheques

Include the listing URL and capture date. For DHP Residency, Silicon Gates, La Vista Residence or another named building, keep the exact building number too. The DSO snapshot provides a dated example set. An annual price and a rent-free promotion still need the actual payment schedule explained.

Record equipment and maintenance separately from presentation

Note included parking, balcony, appliances, cooling and common facilities. Ask which maintenance is handled by the landlord and which obligations appear in the lease. A new-building description does not confirm every facility is open; a well-presented advert does not demonstrate the apartment’s repair history.

Standardise the area name carefully

Map DSO to Dubai Silicon Oasis without merging neighbouring areas

Keep both the search term and original listing location. “DSO” is a useful alias for Dubai Silicon Oasis, but Dubai Land Residence Complex or another nearby address should not be folded into the same group just because it is a short drive away. If comparing search counts, retain the term used and date.

Flag duplicates and uncertain locations

Compare tower, bedrooms, size, price and photos, then keep a reason for any record removed. Multiple agents can advertise one home, and similar homes can share a layout. Where the location cannot be established, keep it outside a building-level comparison until confirmed.

Turn the records into a budget and viewing list

Choose a rent range and two or three actual buildings

Use the count, range and conditions in each group, not a single city-wide figure. Contact agents about the specific units and available dates. Asking prices can change, and a listed home may already be reserved; reconfirm before arranging a journey.

Add contract costs, cooling and transport

For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.

Add Ejari, DEWA, cooling and realistic commuting costs separately, with payee and due date. Ask management about move-in or access charges. The upfront cost guide helps compare the amount needed before keys as well as the monthly budget.

If the costs feel unclear, WhatsApp or call the agent before the viewing: “For this exact apartment, what is the total payable before I receive the keys? Please separate the first rent payment, security deposit, agency fee and VAT, registration, utilities and building charges.” A professional agent should explain their charges clearly and identify any provider amount still awaiting confirmation. Ask for the breakdown in writing after a call.
