DSO includes different generations of apartments as well as villas. This snapshot keeps the apartment search separate and shows the evidence behind its numbers.

Define the DSO sample

Use Dubai Silicon Oasis as the full search location

We captured Property Finder’s visible first-page apartment-rental results for “Dubai Silicon Oasis” on 7 October 2026, in default result order. This is a small convenience sample, not a full inventory. Retain specific building and pocket names when present; a listing identified only by DSO remains less precise than one naming a tower.

Keep apartments, villas and townhouses in separate tables

Only stated annual apartment rents with bedrooms and area belong in this table. Villa and townhouse options require a separate comparison. Repeated URLs, matching building/bedroom/rent/area records and identifiable serviced or bundled-bill offers were screened conservatively. Remaining n counts listing records, not guaranteed distinct units.

Compare bedrooms alongside size

Read the studio and three-bedroom figures with particular care

The table lists annual AED asking rent, n, median and minimum–maximum. The studio and three-bedroom groups are very small. They illustrate available records in this capture and cannot establish the full range of homes in DSO. A small sample is a starting point for enquiries, not a valuation.

Keep rent and stated square footage together

The captured two-bedroom examples include Mas Tower at AED 110,000 and 1,269 sq ft, and Al Liwan Building at AED 78,000 and 1,166 sq ft. Compare layout and building conditions before explaining the difference. Missing measurements should not be estimated to make a table look complete.

Record what the price does and does not include

Check age, furniture, balcony, parking and working amenities

DSO has older buildings and newer developments, so a photo-only judgement is particularly weak. Record the stated building, included furniture and facilities, then confirm their condition during a visit. Rent-free promotional months also need their exact lease length and payment basis explained; do not silently convert them into an assumed annual discount.

Keep deposits, cooling and commuting costs separate

For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.

Ask about cooling, parking and the actual commute from the building. Those costs and time commitments are separate from the advertised annual rent. See living in DSO for the shopping and daily-route checks that can change which apartment represents value to you.

Use the snapshot to choose buildings to investigate

Recheck matching units in the same tower

Search the building name and bedroom count, then ask about availability, furniture and your required start date. The DSO comparison guide keeps apartment types and missing conditions visible rather than treating the district average as an individual offer.
