Dubai Marina Asking Rents: A Dated Studio-to-3-Bedroom Snapshot
See the sample size, median and range—and what these listing figures can and cannot tell you.
A rental benchmark should show how it was made. This small, dated snapshot uses visible Property Finder listing records, rather than presenting a portal-wide average as the price of your future home.
Define the Marina sample before reading the numbers
Annual residential apartments only
The snapshot was captured on 7 October 2026 from Property Finder’s Dubai Marina apartment-rental results, using the default result order and all bedroom counts. It is a convenience sample from the first results page, not a random or complete market survey. Short-term pricing, non-apartments and identifiable serviced or all-bills-inclusive offers were excluded from the main comparison.
Keep Dubai Marina separate from JBR, JLT and Dubai Harbour
The search location was “Dubai Marina”. We retained the location shown on the advertisement and did not add neighbouring districts because a title used the word Marina. Repeated URLs and matching building/bedroom/rent/area records were screened conservatively. Different adverts may still refer to the same home: n means retained listing records, not independently verified unique apartments.
Read the bedroom groups and their limitations
One studio listing cannot establish a studio market price
The table shows annual asking rents in AED, the retained record count, median and observed minimum–maximum. The studio and three-bedroom groups are particularly small. A single observation has the same minimum, median and maximum; that does not imply other homes are available at that price.

Asking rent is different from a signed tenancy
These are advertised requests at the capture date, not negotiated contract values or DLD registered rents. Sorting, promoted listings and which homes are advertised can affect the sample. Explain differences using the apartment’s actual conditions
Compare area, furniture, view, tower and payment terms
In the observed one-bedroom records, Elite Residence was advertised at AED 70,000 for 737 sq ft, while a Damac Heights record was AED 125,000 for 884 sq ft. That is a comparison of two offers, not proof that the tower or furniture alone caused the difference. Record the actual layout and everything included before drawing conclusions.
Confirm availability, move-in date and cooling separately
Ask the agent about the exact unit, furniture inventory, cooling charges and cheque count. Missing listing fields remain unknown; do not infer them from another unit in the tower.
