Your First Dubai Home: Shortlist Areas by Commute, Errands and Cost

A practical way to narrow a city of choices to two neighbourhoods worth visiting.

Start with the places your household needs to reach. Once those are clear, rent and building conditions can help you narrow the search without relying on someone else’s favourite district.

Map the destinations you cannot compromise on

Put work, school, healthcare and recurring visits on one map

Use exact entrances for the office, school candidates and regular medical or family appointments. Record frequency, travel time and the transport you expect to use. A weekly appointment matters differently from a twice-daily school run. Keep school availability separate from geographic proximity.

Set the transport and accessibility requirements first

Decide whether you need a walkable station, a parking space, stroller access, lifts or other mobility support. Check those requirements from the actual building. Current RTA routes, management access rules and a real walk are more reliable than a broad claim that an area is “well connected”.

Compare homes on the same basis

Match bedroom count, furniture and annual lease terms

Save dated Bayut and Property Finder listings with consistent requirements. Record tower, size, annual rent, furniture and cheque count; mark missing information for the agent. Use the district rent comparison to understand differences in the samples, then shortlist real homes rather than a district average.

Add the cash needed before move-in

For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.

Add the first rent instalment, Ejari, DEWA, cooling setup, moving costs and any documented building charge. Keep refundable deposits apart from fees and ongoing bills. The upfront cost guide gives you a worked example and a list of the payees to ask.

Check the services around each building

Find a usable grocery shop, clinic, nursery and park

Write down names and entrances, then confirm operating hours and the service you need. Shopping landmarks such as Silicon Central or Dubai Marina Mall are useful reference points, but the practical question is the everyday route from your candidate home. Planned facilities should remain separate from open ones.

Visit the two strongest areas

Try the commute and the walking route at normal times

Use the same checklist in both areas. Test a working-day commute, walk the shopping route and observe the building in the evening. Compare evidence, not a good first viewing against a rushed second one. Give extra weight to conditions that your household will encounter every day.

Resolve unknown costs and conditions before signing

If the costs feel unclear, WhatsApp or call the agent before the viewing: “For this exact apartment, what is the total payable before I receive the keys? Please separate the first rent payment, security deposit, agency fee and VAT, registration, utilities and building charges.” A professional agent should explain their charges clearly and identify any provider amount still awaiting confirmation. Ask for the breakdown in writing after a call.

List unresolved issues about the apartment, transport, open facilities, parking and management. Ask the responsible person to confirm each. Once the home choices make sense, fit the search, residency steps and move-in date into one plan instead of treating the tenancy as an isolated purchase.
