Comparing districts is useful only when the homes have enough in common. Keep the bedroom count and lease type fixed, then ask what the different location means for your actual household.
Choose the same kind of home in each district
Keep Dubai Marina, Dubai Silicon Oasis and Creek Harbour distinct
The screenshots show each Property Finder location with Apartment and 1 Bed selected. Creek Harbour uses the portal name “Dubai Creek Harbour (The Lagoons)”; DSO uses “Dubai Silicon Oasis”. These are whole-search-area comparisons, not matched micro-neighbourhoods. Keep Creek Beach or an individual tower separate if narrowing later.



Use annual apartments and consistent bedroom counts

Screenshots show how to run the narrower one-bedroom search yourself. Furniture and size are mixed in this initial illustration: further matching is required before interpreting it as a like-for-like price difference.

Put sample size, median and range together
The table below reports retained listing records, annual AED median and observed range. It does not claim to represent every apartment in any district. Default ranking, promoted adverts and small samples affect the results. A lower median in this capture is not proof that every suitable home there will be cheaper.

We screened non-annual and non-apartment records, identifiable serviced or bundled-bill offers, repeated URLs and possible duplicates sharing key fields. Put the rent difference beside daily life
Compare actual work, school and shopping destinations
For each shortlisted building, map your office entrance, school gate and grocery shop. Marina Mall, Silicon Central and Creek Harbour’s waterfront are different reference points, not evidence that one commute is better. Measure your route at the time you will use it, including walking, parking and transfers.
Do not claim a facility caused a price difference from this sample
Tower age, furnishing, layout, view and lease terms vary together. This small dataset cannot isolate the effect of a park, school or station on rent. Pick candidates you can actually view
Compare total housing cost and travel effort
Put annual rent beside cooling, transport, first-payment cash and the time consumed by regular journeys. Consider groceries, school runs and the frequency of office attendance. A lower rent can be worthwhile, but the saving needs to survive the rest of your routine.
Confirm the current unit-specific offer
Ask about vacancy, move-in date, furniture and payment terms before booking. These are dated asking-price records, not lease transactions or a promise of availability. Once the district choice is realistic, use the viewing-day plan to inspect suitable homes efficiently.
