Why Do Similar Dubai Apartments Have Different Asking Rents?

Separate furniture, condition, tower, view and cheque terms before deciding which offer is better.

Two adverts can share an area and bedroom count while describing very different homes. The difference becomes useful when you can identify what you would actually receive for the extra rent.

Separate furniture from the condition of the home

Match the layout and ask what furniture and appliances stay

Compare similar area, bedrooms and lease periods, then request an inventory. “Furnished” may cover very different packages. Check beds, seating, kitchen equipment and appliances against your needs. A photograph is useful for enquiry, but the signed inventory establishes the included items.

Inspect maintenance independently of furnishing

An attractive furnished apartment can still have poor cooling or water damage; an unfurnished one may be well maintained. Inspect equipment and ask about outstanding repairs. Compare the condition, not just the styling. The viewing checklist helps you examine the same practical items in both homes.

Compare the tower and the actual outlook

Record facilities, parking and cooling for each unit

List usable gym and pool access, parking allocation, management arrangements and cooling charges. Do not assume every unit in a development has the same entitlements. If two offers differ, mark the difference explicitly rather than attribute the whole rent gap to the building name.

Treat floor and view as claims to verify

Record the stated floor and whether the advertised view is full, partial or from a particular room. Confirm it at the viewing and note nearby construction without promising a view will remain unchanged. Do not infer floor or orientation from a photograph where the listing does not state them.

Compare the annual amount and the payment schedule

Ask for quotes with the same cheque conditions

A one-cheque offer and a four-cheque offer need both annual total and cash timing recorded. Ask the landlord for alternative terms for the same unit before attributing a difference to payment frequency. Keep deposits and fees out of annual rent comparisons

For planning, the usual agency fee is 5% of the annual rent, plus 5% VAT on that fee. The security deposit is typically 5% of annual rent for an unfurnished home or 10% for a furnished home. These are market conventions, not a fixed tariff: confirm the actual amounts, any minimum agency charge and the deposit refund terms in writing.

Separate these from Ejari, utility setup and rent. Deposits have refund conditions; commission is a service fee. Including them in a single unlabeled “annual rent” hides the difference between initial cash and recurring cost. Use the upfront budget for that second calculation.

Choose from comparable, current offers

Build a small matched set from Bayut and Property Finder

Confirm the final contract and move-in terms individually

Use the adverts to choose candidates, then rely on the written unit-specific agreement. Confirm deposit terms, included equipment, repairs, start date and access. Asking prices do not tell you what another tenant ultimately paid.

If the costs feel unclear, WhatsApp or call the agent before the viewing: “For this exact apartment, what is the total payable before I receive the keys? Please separate the first rent payment, security deposit, agency fee and VAT, registration, utilities and building charges.” A professional agent should explain their charges clearly and identify any provider amount still awaiting confirmation. Ask for the breakdown in writing after a call.
